Brașov, Romania. Sample of 36 active vacation-rental listings, calendars read on 2026-10-13.
What "calendar fill" means: the share of nights a listing's public calendar shows as unavailable. Public calendars cannot tell a booked night from a night the owner blocked, so calendar fill is an upper bound on true occupancy, not a booking rate.
In the sample, the median listing has 16.7% of November nights already booked or blocked, and 25.8% of December nights. The top quarter of listings is at 27.5%+ for November. Median displayed nightly price: $80 (middle half $57–$118).
| Month | Median | 25th pct | 75th pct | 90th pct | Listings in sample |
|---|---|---|---|---|---|
| October 2026 (partial: Oct 13–31 only) | 50.0% | 26.3% | 73.7% | 86.8% | 36 |
| November 2026 | 16.7% | 6.7% | 27.5% | 40.0% | 36 |
| December 2026 | 25.8% | 0.0% | 38.7% | 57.4% | 33 |
Forward months fill up over time, so December numbers are a floor, not a final rate. Calendars also include nights blocked by the owner. See methodology.
These numbers were produced with the STR Market Occupancy Estimator: type a city or draw a bounding box and get monthly median calendar fill and price for any market. To track specific listings (yours or your competitors'), use the Vacation Rental Calendar Occupancy tool.
Use the median as "a typical listing" and the 75th/90th percentile as what well-run listings achieve. With 36 listings this is a snapshot, not a census: treat differences under ~10 points as noise.
